Project narrative
Three interconnected mass-timber office blocks and a central utility plant forming a Step Code 4 research campus in the North Okanagan.
The challenge
The trust needed occupancy for an anchor tenant 20 months after award, well inside a conventional design-bid-build programme, and the mass-timber supply chain carried a 34-week lead time.
Our approach
Design-build let us release the glulam package at 45% design development and pour foundations under an early-works permit. Panelized envelope assemblies were fabricated off site in Armstrong, cutting field envelope work from 22 weeks to nine.
The outcome
Block A reached occupancy on the anchor tenant's date. Blocks B and C remain on programme for 2026, with the campus tracking 41% below the reference building's energy-use intensity.
