Project narrative

Two concrete towers over a shared podium delivering 386 rental homes, 62 of them below-market, above two levels of parkade and street-level retail.

The challenge

A tight urban infill lot with a 12-metre grade change, a shoring design abutting a heritage façade, and a rental-housing pro forma that could not absorb escalation.

Our approach

Our self-perform formwork crews held a five-day floor cycle across both towers. Early buyout of rebar, glazing and elevators at 30% design locked 71% of the trade cost before the 2021 escalation cycle.

The outcome

Delivered on the contract date with $2.1M of shared savings returned to the owner and a 3.9-day average floor cycle over the final 14 levels.
