Stratton & Coke

01 / Capabilities

Six ways we deliver a project.

Delivery model is a commercial decision, not a preference. We advise on the model that carries the least risk for your programme, then staff it with the same preconstruction and site team from award through warranty.

General Contracting

Stipulated-price and design-bid-build delivery led by a dedicated superintendent and project manager. Our self-perform concrete and formwork divisions hold the critical path in-house, so schedule risk sits with us rather than a subtrade queue.

Scope of work

  • Stipulated-price (lump sum) and unit-price contracts
  • Self-perform cast-in-place concrete, formwork and rebar placement
  • Full site supervision, hoisting and logistics planning
  • Trade procurement, tender analysis and buyout
  • Quality control, deficiency tracking and commissioning support

Construction Management

Where an owner needs early market pricing and phased trade awards, we act as construction manager at risk. Every buyout, allowance and contingency draw is visible in a shared cost report issued monthly with the progress claim.

Scope of work

  • CM-at-risk and CM-as-agent mandates
  • Open-book cost reporting with monthly reconciliation
  • Phased tendering and early works packages
  • Guaranteed maximum price at 60% design development
  • Owner, consultant and authority-having-jurisdiction coordination

Design-Build

A single point of accountability for design and construction. We assemble the consultant team, carry the design risk and compress the programme by overlapping permitting, long-lead procurement and site enabling works.

Scope of work

  • Consultant team assembly and design management
  • Bridging document and performance-specification review
  • Long-lead equipment procurement during permitting
  • Building-envelope and energy-step-code coordination
  • Single-contract warranty and turnover

Preconstruction

Preconstruction is a discipline here, not a courtesy. Class D through Class A estimates, elemental cost planning to CIQS standards, 4D sequencing and constructability review are produced by the same team that will build the project.

Scope of work

  • Class D, C, B and A estimates with elemental breakdown
  • Value-engineering and life-cycle cost options analysis
  • 4D schedule modelling and site logistics planning
  • Permit strategy and municipal approvals sequencing
  • Subsurface, hazmat and existing-conditions due diligence
